Not quite sure what the latest situation is with regard to Universal purchasing property on Manor Road, but there's been another property alert from the Land Registry that Universal are in the process of completing the purchase of 1 Eastwood Cottages.

@masekwm on facebook says that means the first block of terrace houses is all Universal's now. They're speculating that means demolition, but I'm sure I saw that they wanna use those houses for workers (likely Universal supervisors etc ect) during construction.

They’d need a refurb for occupation, they’re not nice inside, having been inside no 1 it’s not a great space

The land from 2 to the access way has also confirmed today

Over on We Are Universal Studios UK | Facebook a poster says that they've started putting up critter fencing or newt fencing around several areas. No pictures yet but that's very promising. Means they are going to transfer the local wildlife to safer areas before the bulldozers come in.

I may be wrong (I'll double check tomorrow) but I think it was their plan to do some of the wildlife relocation before the groundworks got underway. Some of the drainage work was early too I think. I'll try and get a list of the early works tomorrow if I can when I've got time to go through the relevant documents again.

Indeed. There's also excavation works expected for the various archaeological spots. I think the government have told Universal that the SDO application is going to get rubber-stamped soon and Universal are prepping to start work on what needs doing before land-grading and enabling works.

From a look at the documents this morning, "permitted preliminary works" will include: environmental surveys and monitoring, ecological habitat creation, geotechnical surveys, surveys of existing infrastructure, investigation and monitoring of ground conditions and levels, preparation of facilities for contractor use, provision of temporary means of site enclosure and security, clearing vegetation, displaying of temporary site notices and signage.

And all of that can take place before planning permission is granted.

Specifically in terms of environmental work, that includes:
  • Habitat creation for reptiles
  • Habitat creation for badgers
  • Habitat protection and development at Elstow Brook (for lots of animals, but especially bats)
  • Diversion of the water course in the Core Zone along the eastern boundary, with the new water course dug before the destruction of the current one to allow for relocation of plant and animal life
The archaeological work is planned for "late 2025" but after the preliminary ecological work is completed.

I think we've seen evidence of all those permitted preliminary works from the drone footage of the site. We've also seen in the last couple of days job adverts for roles associated directly with construction such as contract administrators, project planners and the like. Everything seems to be progressing according to plan, from what we have seen so far.
